What is the difference between Renovating and Extensions?

Renovations

Renovating entails upgrading or replacing old with new. Most renovations are done to modernise an aging dwelling with view to keeping up with the market value of the area. Renovations, providing there are no structural or plumbing alterations do not require council approval. These can range in value from a few hundred dollars to many thousands. Extensions

Adding any structure to an existing dwelling requires council approval. This includes sheds, carports and additions to existing homes. Free standing sheds under 9m2 do not generally require approval but check with the local authority as laws can vary from council to council.

Any addition, regardless of size, requires working drawings and approval.

Drafting & Design: Although I specialise in Renovations and Extensions, as a licensed draftsman I can do the plans and arrange approvals for new homes or additions. Having the builder that does the plans and do all the work provides a one stop shop from start to finish. Even if you decide to go with another builder, the plans are yours to take.

What the the steps of Renovation and Extensions?

We find that knowing the process of renovating and building extensions up front help with the process of transforming your property. The following steps are a guide as to the process of building works. This may vary subject to each individual requirement:



Email sent detailing our services including referrals
Free on site consultation
Drafting quote submitted
Drafting commenced - preliminary stage ie floor plans and basic elevations if a price is required to confirm budget. Relaxation (if required) recommended. Submitted to council with fees.
On completion of drafting - final quote is submitted includes footings, slab engineering, council fees and insurances.
If quote accepted, a detailed specification forwarded and contract signed subject to soil test. Preliminary agreement signed for a soil test and footing design (included in quote) to cover costs should the works not proceed.
Price varied if required (rarely occurs). Deposit paid.
Works are programmed in.
